Picador Properties operate serviced accommodation in the Bristol, Newmarket and Lincoln areas. Properties are rented out to business travellers and holiday makers for periods from a few nights to a maximum of 5 months.
All properties are furnished and maintained to a quality hotel standard with good quality furnishings, professionally laundered linen and towels and professional cleaning at least once a week.
Our guests prefer this type of accommodation for a number of reasons.
Business travellers may need to stay regularly in an area where they work away from home and prefer the more relaxed environment of serviced accommodation over staying in a hotel. They will often stay Monday to Thursday in the same property for months at a time.
Having a real home to use rather than a hotel room allows guests to cook for themselves or bring take-away food in, rather than eating in restaurants all the time.
Families can be all together without being crammed into one hotel room.
All property receives regular cleaning from our professional cleaning services. Cleaners will visit at every changeover of guests, but at least once a week when guests are staying for longer.

The Agreement with The Landlord
- We agree a lease with you for up to 5 years. You get paid without fail every month by us, even if no guests have stayed in your property.
- All certification required is organised by us, gas safe, PAT testing, fire risk assessments, carbon monoxide/ fire detectors, etc.
- Your property is fully furnished by us for the duration of the lease. At the start of the lease we will agree with you a fully itemised list of contents so that there is no confusion over ownership at a later date.
- All minor maintenance up to £50 value is dealt with by us, larger maintenance items will still be the responsibility of the landlord.
- Insurance - We are fully insured for professional indemnity and public liability. We will insure the property with specific insurance for serviced accommodation. The owner of the property is still responsible for insuring the building and any contents that are theirs.
- The property is inspected by our team after each guest , so that we can ensure that it is ready for the next guest and get any repairs done in a timely manner. As the owner, you are welcome to inspect your property at any time. We do ask that you liaise with us to agree a time when the property is unoccupied by our guests.
- Mortgage - If you are borrowing against your property you should ensure that your lender allows commercial leases.
Payment
We guarantee to pay you regardless of our occupancy levels. We pay you monthly on an agreed date.
Gas Safe
We will organise this on your behalf and be at the property to meet the engineer. We will keep one copy of the certificate and send you one.
Legislation
We will take care of any legal obligations and send copies to you. This includes PAT certification, furniture and fire regulation compliance and smoke/carbon monoxide detector tests.
Insurance
We carry full public liability and professional indemnity insurance, and have a specific serviced accommodation insurance. The owner of the property is responsible for insuring the building and a certain level of contents.
Maintenance
We will pay for any general maintenance up to the value of £50, excluding structural.
Legal
If a mortgage is outstanding, you should demonstrate the owner has 'consent to let'. Depending on your local authority a change of use may also be required from C3 to C1.
